Incorporated in 1877, Sanford is a lakefront city in the Greater Orlando Area (sometimes referred to as the Orlando-Kissimmee-Sanford Metropolitan Area). As the county seat of Seminole County, Sanford is the northern anchor of this region and is dubbed the "Historic Waterfront Gateway City." Sanford is known for its long history and appeals to those, as a suburb of Orlando, as a more affordable alternative. As of 2023, the population of Sanford is roughly 65,400. This city is a similar size (in regards to land) as Winter Garden, with a similar population to St. Cloud. 

Sanford, named after its founder Henry Shelton Sanford, is located on Lake Monroe, north of Lake Jesup. It is connected to other Central Florida cities via the I-4, Highway 17, and Highway 417. On the other side of the lake, to the north, is Deltona, to the south is Altamonte Springs and Orlando, and to the west is Mount Dora.

The city of Sanford has a reputation for its larger properties, particularly the desirable homes on the lakefront and its new builds. Like many Central Florida cities, Sanford's real estate market comprises a mixture of single-family homes, condos, and townhomes/multi-family homes, though the former is the most popular property type. Additionally, the city has seen its population steadily growing through the years, and it offers a selection of new construction properties in up-and-coming neighborhoods.

Single-family homes for sale in Sanford encompass a vast range of styles and price points. One of the most prevalent designs is the single-story rancher, which appears on the market quite frequently, and is usually built between the 1950s and the 1990s. However, properties located in and around the downtown district are notable for their historic charm, with Craftsman, Spanish/Mediterranean, and Colonial Revival being some of the standout architectural styles. Additionally, some of these historic homes have been designed and built by renowned architects, and the properties have been well-maintained. 

Sanford is also known for its new construction homes, which appeals to first-time homebuyers and those with growing families. Cameron Preserve is one of the newest developments in the city, and is located in Sanford's east end, north of the airport. Homes for sale in this neighborhood (and of many new neighborhoods) are single-story and blend contemporary architecture with traditional Mediterranean features. Down the road is Belair Place, which leans more traditional in style. Neighborhoods such as these are located close to the city's downtown and all its amenities, as well as a number of schools.

Townhomes and condos are less frequently available on the market, but there is still a wide selection. Emerald Pointe is a new construction townhome community in Sanford's west end. One of the most recognizable condo complexes is the Gateway at Riverwalk, which is situated right on Lake Monroe, minutes from the downtown.
