Eustis is a lakefront city that's located right off of the 441 highway. Part of the Greater Orlando Area, this Lake County city is known for its beautiful parks and its charming, historic downtown. Like many other communities, Eustis has seen a lot of development and a steady increase in its population over the years. As of 2023, the population of Eustis is around 24,500 people.
Many buyers (including first-time buyers searching for new construction properties) have turned to alternative, more affordable places to live in the Orlando-Kissimmee-Sanford area, and Eustis is one of them. Eustis is situated on and around two major lakes, Lake Eustis and Lake Yale, though there are numerous smaller lakes in the city limits. Directly to the south is Mount Dora, while Sorrento and Sanford are located east of Eustis. Depending on traffic, it is just under an hour drive to downtown Orlando, an hour to Disney, and just over an hour to Universal Studios.

Eustis is recognized for its quiet neighborhoods, which appeal most to retirees and to working families. Eustis combines both older properties in established neighbourhoods as well as new construction properties. A significant portion of the homes for sale on the market are Florida-style bungalows, which were built primarily between the 1950s and 1980s. Lake Lincoln, one of Eustis' newest neighborhoods, is set to have 121 homes with modern features, and is located closer to downtown Mount Dora. Pine Meadows, an upcoming single-family home development, is set to be located further north, with communities amenities such as a pool and cabana. Additionally, Eustis offers some new luxury home communities. Shoreline Ranch is an upcoming gated community with modern farmhouse designs and access to Lake Dalhousie.
As Eustis has several lakes, some of the most sought-after properties are those with lake access or lake views. Brightwater, a subdivision on Lake Eustis, is one of the most desirable neighborhoods in the city. As well, Eustis does has a small selection of 55+ communities.
Eustis Highlights & Amenities
One of Eustis' most well-known highlights is its historic downtown, which is sandwiched between the shore of Lake Eustis and Grove Street. This area of the city is home to boutique stores and restaurants, as well as other cultural highlights—The State Theatre of Eustis, the Eustis Market, and, further north, the Grove Square Shopping Center.
The lakefront also has a park, Ferran Park, which is considered a draw for tourists for its iconic fountain and numerous events. This is also where the Eustis Aquatic Center is located, with an outdoor pool and splash pad for the kids. Also along the lake is the Eustis Lake Walk, which passes by the Eustis Museum and the Eustis Community Center. The Trout Lake Nature Center is the city's downtown nature preserve, which offers walking/hiking trails, a variety of programs, and exhibits.
